How it works

Why single-hung is the Florida standard.

A single-hung window has two sashes — two glass panels — stacked vertically inside one frame. The bottom sash slides up on tracks to open the window. The top sash is fixed.

That single moving part is the whole reason single-hungs dominate the Florida market:

  • Fewer mechanical components. Salt air corrodes hardware. The fewer rollers, balance springs, and pivot mechanisms inside the window, the longer the unit lasts unscheduled-maintenance-free.
  • Lower cost than double-hung or casement. One operating sash instead of two (double-hung) or a hinge-and-crank mechanism (casement).
  • Fits standard openings. Replacing 1990s aluminum single-hungs with impact single-hungs is the most common Florida retrofit because the rough opening size doesn't change. Less stucco work, lower install cost.
  • Inspector familiarity. Every Sarasota County permit reviewer has signed off on thousands of single-hung NOA submissions. Permitting moves fast.

The trade-off versus casement: less ventilation per square foot. Single-hung opens about 50% of the glass area (the bottom half), while a casement opens 100% by swinging out on its hinge. What is a single-hung window?

What's the difference between single-hung and double-hung?

Single-hung has only the bottom sash that moves. Double-hung lets both sashes slide. In Florida, single-hung is dominant because it's less expensive, has fewer mechanical parts to fail in salt air, and double-hung's tilt-in cleaning advantage matters less when most homes have easily reachable windows.

Should I choose aluminum or vinyl single-hungs?

Vinyl works for most standard sizes and has better thermal performance. Aluminum is required for openings larger than vinyl's max (typically 50+ sqft) and is the better choice for direct coastal exposure where maximum corrosion resistance matters.
